What Sellers Should Know About Listing During the Holiday Season

Putting a home on the market during the holidays can sound inconvenient at first.

There are decorations to put up, events on the calendar, people coming to visit, and perhaps travel plans already in place. Adding showings to that mix takes some planning.

Still, sellers don't always have the luxury of choosing the perfect month to move. If your timing points to a holiday-season listing, a few adjustments can make the process easier to manage.

Decide What 'Show Ready' Means During the Holidays

Keeping a home ready for buyers doesn't mean pretending no one celebrates anything.

Seasonal decorations are usually part of normal life. The bigger concern is whether they make rooms harder to see.

A large tree that blocks a window, piles of gifts that make a room feel crowded, or decorations covering architectural features can distract from the house itself.

You don't need to remove every sign of the season. Just make sure buyers can still understand the space.

Protect Some Time on Your Calendar

Sellers sometimes assume they have to accept every requested showing time.

In reality, there may be specific dates when that simply isn't practical.

If you're hosting a family gathering, traveling, or have another commitment that can't easily move, talk about that in advance. Setting a few reasonable boundaries is easier than repeatedly trying to rearrange plans at the last minute.

At the same time, some flexibility still matters. Buyers may be fitting house hunting around their own holiday schedules.

Keep Travel Plans in Mind

If you'll be away while the home is listed, decide how showings and routine property care will be handled.

Mail may need to be collected. Walkways and entry areas may need attention. In some climates, lawn care, snow removal, or storm cleanup could become an issue while you're gone.

It's easier to arrange those details before leaving than to solve them from another city.

Understand That Holiday Buyers May Have Their Own Timeline

A buyer shopping late in the year may be working toward a particular deadline.

A lease could be ending. A relocation may be underway. They may want to move before school resumes or close after the start of the new year.

That doesn't mean every holiday buyer is in a hurry. It does mean timing may play a bigger role in an offer than sellers expect.

Closing date, possession, and other terms could matter just as much as price.

Don't Put Your Entire Holiday on Hold

Selling a home is disruptive at any time of year, and the holidays can magnify that if every plan starts revolving around the listing.

A more workable approach is to decide what really matters.

Keep the home reasonably ready for showings, protect important dates on your calendar, and make plans for times you'll be away. You can still celebrate the season while your home is on the market.
